Q: I'm not ready to move, but also don't want to miss the seller's market. Will the market still be hot in six - eight months?

A: Yes, it will still be a good time to sell well into 2023, especially in Mountain Lakes and Boonton Township. In our area there is always demand - new people wanting to move in - but a limited supply of homes, which benefits sellers. The best time to sell is always when YOU are ready.

Q: I plan to sell my home in Spring 2023. Is there anything I should be doing now to prepare?

A: Yes! Have photos taken! Pictures of your colorful, flower filled yard will make your listing stand out. If your yard isn't currently colorful, now is a great time to buy some annuals as they are on deep discount. The same is true for outdoor accessories, like new pillows and cushions for patio furniture. You'll save tons of money by purchasing these smaller items now when stores are looking to make room for Fall items. I have a great photographer who can easily swing by and get the photos needed to make your home shine!

Q: I’m thinking about purchasing a new home. How much over asking price do I need to offer to be competitive?

A: It really depends, and this is where an experienced realtor shows their value. My team understands the ins and outs of each neighborhood and can tell you what comparable properties have sold for as well as if this was under/over asking. We also can find out what the competition looks like so that when you make an offer, it is a strong one.

Q: I’m looking to purchase a home, but interest rates keep going up.  Is there anything I can do to lower my mortgage rate?

A: Yes! There are steps you can take to boost your credit score, like closely reviewing your credit report to find any discrepancies that may have a negative effect on your rating and paying down your debts.  You can then ask your lender to do a “rapid rescore” to get these changes recorded.  Making a larger down payment is always helpful, as is paying for points, where you pay the lender in exchange for a reduced rate.  If these ideas sound interesting to you, I can put you in touch with some really great mortgage brokers who can explain all of this in more detail.
